Insurance for Victoria homes, old and new

Victoria has character homes, condos and everything in between. The older the house, the more an insurer wants to know, starting with whether there's ever been an oil tank in the yard.

What's different about insuring here

  • The oil tank rule. City rules require a fuel tank, above or below ground, to be removed with a permit once it's out of service permanently or for more than two years. In some cases the Fire Chief allows an underground tank to be cleaned out and filled in place instead. Insurers increasingly want professional removal and soil testing.
  • Tsunami facts. The City says most of Victoria is safe from tsunamis. Regional modelling of a major Cascadia earthquake shows the first waves reaching Victoria Harbour more than an hour after the quake. The City also warns that a felt earthquake could bring a tsunami within minutes, so don't wait for an official warning.
  • Strata living. Many Victoria condos carry large strata deductibles. Your own policy should match them.
  • Rules. Victoria is under the principal residence rule for short term rentals and in the vacancy tax area.
  • The Malahat. The drive over the Malahat is a winter tire route from October 1. Check DriveBC for the end date on your route.

Questions people ask me

I'm buying an older Victoria home. What will an insurer ask?

Oil tank history, plus the age of the wiring, plumbing, roof and heating. Get the inspection report to me early.

There's an old oil tank on the property. What now?

City rules require removal after two years out of service. Removal and soil testing records help with insurance.

Am I in a tsunami zone?

Most of Victoria isn't. The City publishes a tsunami hazard zone map, and even inside the zone, safety is usually a block or two away.

My strata deductible went up. What should I do?

Send me the new insurance summary so I can raise your deductible coverage to match.
