Insurance for Vancouver Island
The Island has some of the oldest homes in BC, a long coastline and a lot of boats. The questions I get most are about oil tanks, earthquake cover and whether a policy actually fits an older house.
What's different about insuring here
- Oil tanks. Victoria and Saanich both require underground heating oil tanks to be removed, with a permit, once they're no longer used or have been out of service for more than two years. There are a few exceptions. The Capital Regional District warns that insurers increasingly want professional removal and soil testing, and Saanich notes most house policies don't cover oil spills.
- Older homes. Original wiring, plumbing, roofs and oil heat all affect insurance. Have the update years handy when you ask for a quote.
- Earthquake and tsunami. The City of Victoria says most of the city is safe from tsunamis, and that even in the mapped hazard zone, safety is usually a block or two away. Earthquake cover is optional and has a percentage deductible.
- Rental and tax rules. The principal residence rule applies in Victoria, Saanich, Langford, Nanaimo, Courtenay, Campbell River and Duncan. Capital Region municipalities, Nanaimo, Duncan and Courtenay are in the vacancy tax area.
- The Malahat. Sections of Island highways are winter tire routes from October 1, including the Malahat and parts of Highways 4, 14 and 28. Check DriveBC for the end date on your route.
- On the water. From the Gulf Islands to Desolation Sound, Island boaters need proof of competency, and yacht policies have navigation limits worth checking.

Questions people ask me
My house has an unused oil tank. Does it matter?
Yes. Victoria and Saanich generally require an underground tank to be removed once it's been out of service for more than two years, and insurers increasingly want proof of removal and soil testing.
Does home insurance cover an oil tank leak?
Often not. Ask before you buy a home that has one.
Do I need earthquake coverage on the Island?
It's optional and has its own deductible. I'll walk you through the cost and what it would protect.
Where can my boat go under my policy?
Yacht policies have navigation limits. Tell me where you cruise so the policy matches.
