Insurance for Nanaimo homes and boats
Nanaimo mixes older neighbourhoods, new condos and a busy harbour. Two things come up most: what's buried in the yard, and what's tied up at the dock.
What's different about insuring here
- Tank records are thin. Nanaimo requires a permit to install, remove or take a fuel tank out of service, but Nanaimo Fire Rescue notes it has limited permit records. Buyers should check for a tank themselves, and insurers will ask.
- Flooding near the Millstone River. The City's hazard mapping shows parts of the Millstone River, including East Wellington and Buttertubs Marsh, are prone to flooding. If you're nearby, ask me about overland water coverage.
- Harbour and Gulf Islands boating. Proof of competency is required for motorized pleasure boats. Tell me where you moor and where you cruise.
- Rules. The principal residence rule and the vacancy tax both apply.

Questions people ask me
How do I know if my house had an oil tank?
Don't rely on City records alone. A tank scan before you buy is common, and insurers will ask.
Does my home policy cover my boat?
Only very small boats, if any. Most need a marine policy.
Can I rent my suite for short stays?
Generally your home plus one suite on the same property, and your policy must be set up for it.
