Insurance for Abbotsford homes, acreages and farms
In Abbotsford, flood questions aren't theoretical. If you're on or near Sumas Prairie, or you're buying there, the details of your policy matter more than the price.
What's different about insuring here
- What happened in 2021. In November 2021 the Nooksack River in Washington State overflowed toward Sumas Prairie, and the Sumas River dike was breached. More than 1,000 homes were flooded, and farms lost thousands of animals. The Barrowtown pump station kept running, but the mayor said the city came extremely close to losing it.
- What's being done. The City's preferred flood plan for Sumas Prairie starts with building a new Sumas River pump station. A federal funding application was turned down in 2024, and in early 2026 the City was still asking senior governments to help pay for it.
- December 2025. Flooding again closed highways, and the City declared a state of local emergency and ordered parts of Sumas Prairie evacuated, though officials said it was not expected to match 2021.
- Overland water and sewer backup. These are separate coverages. Some addresses may not qualify for overland water, so ask before you buy.
- Farms and trucks. Hobby farms and farm vehicles need to be rated and covered for how they're really used.
- Rules. Abbotsford is in the vacancy tax area and under the principal residence rule for short term rentals.
