Insurance for the Fraser Valley
After November 2021, nobody in the Valley needs convincing that flood coverage matters. What people do need is a straight answer about what their policy actually covers, and what to do about acreages, barns and trucks that don't fit a standard home policy.
What's different about insuring here
- 2021 changed everything. The November 2021 atmospheric river flooded Sumas Prairie after the Sumas River dike was breached. The BC floods that month caused an estimated $675 million in insured damage, according to the Insurance Bureau of Canada.
- Flood and sewer backup are separate. Overland water and sewer backup are usually separate coverages, and some high risk addresses may not qualify for overland water. Check both.
- It happened again. In December 2025, flooding closed major highways and the City of Abbotsford declared a state of local emergency.
- Acreages and hobby farms. Barns, outbuildings, animals and equipment often need more than a regular home policy. Tell me what's on the property when you ask for a quote.
- Farm vehicles. ICBC has farm use rate classes, so a farm truck should be rated for how it's really used.
- Rules. Abbotsford, Chilliwack, Mission and Maple Ridge are in the vacancy tax area and under the principal residence rule for short term rentals.

Questions people ask me
Does home insurance cover flooding like 2021?
Only with overland water coverage, and not every address qualifies. Sewer backup is a separate coverage.
I have a hobby farm. Is a regular home policy enough?
Usually not. Barns, livestock and equipment need to be disclosed and covered properly.
My truck is used for the farm and for errands. How should it be rated?
For its main use. A wrong rate class can cause problems at claim time.
I live on higher ground. Do I still need flood coverage?
Sewer backup can happen anywhere, and overland water is often inexpensive away from the floodplain. Let me price both.
